SAN FRANCISCO-Tri Commercial/CORFAC International on behalf of seller 3rd & Evans LLC has sold a 4.68-acre site in San Francisco for $15 million. The buyer is the City and County of San Francisco.

The city's SFPUC, or San Francisco Public Utilities Commission, which is responsible for the city's waste water and sewer system, plans to occupy the site. SFPUC also manages San Francisco's drinking water storage, quality control and distribution

According to the brokerage firm, the seller had controlled the property since the mid-1970s. The firm tells GlobeSt.com that it decided to sell “mostly just to turn over an investment that the LLC had owned for some 35 years.”

The 1550 Evans property is comprised of an approximate 31,800-square-foot, steel-framed and two-story office building while 330 Newhall is a single-story, concrete tilt-up industrial building. Existing improvements were built in 1978. Combined, the site can accommodate 200 parked cars, plus secured access.

The property has two addresses--1550 Evans Ave. and 330 Newhall St. and is located within the India Basin Industrial Park, a designated redevelopment area near the entrance to the Hunter's Point Naval Shipyard redevelopment project, according to a prepared statement.

The property also fronts Third Street and is minutes from Mission Bay and AT&T Park. The Third Street light rail station is across the street.

The office building features ADA compliant restrooms, a large atrium with skylights, T-1 and Cat 5 in place and an executive suite with a fireplace. While the structure's frame is made with steel, the exterior is redwood clad. The industrial building of 19,010-square-foot contains a warehouse and mezzanine office and four full-height docks with dock levelers, four drive-in doors and one bob-tail dock door. The clear height of the building is 18-20 feet. It also has a large yard for vehicle storage and parking.
