FORT WORTH—Investors represented by Venture Commercial and E&B Investment Trust, have purchased Hulen Fashion Center, a 181,099-square-foot retail center near the city's Hulen Mall. Terms of the salel were not disclosed.

The group bought the property with the help of a $7.17 million loan. Holliday Fenoglio Fowler LP placed the three-year, floating-rate loan with Bank of Texas N.A., according to a report in the Dallas Business Journal.

Hulen Fashion Center is situated on 12.9 acres. The property has a master ground lease on it with 47 years remaining on the lease term.

The shopping center is 89 percent leased. Tenants include Jo Ann Stores, Chili's Grill & Bar restaurant and Men's Wearhouse. Total Wine & More recently opened its second Dallas-Fort Worth area store in the center.
