PORTLAND, OR—Robert Duncan Plaza is getting a new name as its current owners work to woo non-government tenants for the first time.
Sam Fuchs, COO of Chicago-based Kaufman Jacobs, said the decision to shed the Robert Duncan name will help telegraph that the 10-story building constructed in 1991 is welcoming private tenants, according to the Portland Business Journal.
Melvin Mark Cos. built the 360,000-square-foot office building, more than two decades ago. It has exclusively housed federal agencies ever since and has gained a reputation as a no-fly zone for private citizens. Kaufman Jacobs acquired control of the property as part of a bankruptcy reorganization of its former owner, Rubicon REIT.
“It's the biggest building in Portland that no one has ever heard of,” said Fuchs.
As the government moves to relocate several agencies, Kaufman Jacobs is repositioning the building to attract creative office tenants to the 175,000-square-feet of office space.
A name change will help sell the message, Fuchs said.
“It's definitely nothing against Mr. Duncan,” Fuchs said.
A prominent Oregon legislator and later U.S. Representative, Duncan passed away in 2011.
Kaufman Jacobs is refreshing the dated building with an expanded lobby, pass-through fireplace and tenant-friendly amenities such as conference rooms, fitness center and bicycle facilities. The building is located at 308 S.W. Second Ave.
