DENNISON, TX—Transwestern has negotiated the sale of a 140,000-square-foot, two-story office building leased by Connecticut General Life Insurance Company (CIGNA), one of the largest health service companies in the U.S. The building is located at 4616 South U.S. Highway 75 in Grayson County. The building was purchased by a local investment partnership, Covenant Denison Holdings LLC, Tom L. Johnson, President from GE Commercial Finance Business Property. Cigna will continue to lease the project under the new ownership
“This office building is one of the premier corporate office facilities located in the Sherman-Denison area, and over 900 Cigna employees work at this campus,” said Steve Williamson, senior vice president and managing director of Transwestern Central. “Covenant Denison Holdings is energized to add this first-class office building to their investment portfolio.
The tilt-wall construction building is part of an 800-acre, master-planned development called Gateway Village, which is located on the southern boundary of Denison at the intersection of U.S. 75 and F.M. 691. Gateway Village is anchored by Texoma Medical Center, a newly-built, 300-bed regional hospital, and Texoma Medical Plaza, a 60,000-square-foot medical office building. Other users within Gateway Village include The Reba Ranch House, Texoma Health Foundation, Landmark Bank and the Texoma Heart Group.
Gateway Village is developed and owned by Covenant Development Partners. Future projects planned within the development include a Hilton Garden Inn with a 24,000-square-foot conference center, a new skilled-nursing community to be operated and owned by Grayson Healthcare, additional medical facilities, a retail strip center, numerous restaurants and several residential communities.
Williamson represented the buyer in the transaction.
