HOUSTON—Transwestern's Houston headquarters today announced that it has completed an expansion lease totaling 28,168 square feet for Energy XXI Services, LLC at One City Centre, located at 1021 Main. The lease expansion brings the total square footage leased to Energy XXI Services to128,133 square feet. Transwestern's David Baker, executive vice president, represented the landlord, and Jason Wasaff with Wilson Wasaff Group, LLC represented the tenant.

Transwestern has been retained to continue leasing 1021 Main under new building ownership, Beacon Investment Properties, LLC (Beacon). Beacon purchased the property on Sept. 20, 2012 from Behringer Harvard for an undisclosed amount. Behringer Harvard was represented by HFF's Robert Williamson and Jeff Hollinden.

1021 Main is a 29-floor, Class A office building totaling 609,000 square feet. The property is within walking distance to hotels, sporting events, convention facilities and Discovery Green Park. The strategic location on the Main Street Corridor is convenient to Metro's Light Rail and bus routes.

“We are extremely pleased to work with Beacon on this prestigious asset,” said Baker. “We have a long-standing commitment to the building, and we couldn't be more excited to continue to provide our services to the new ownership. Beacon has been a long-time owner in Houston and is ready to make deals at the building.”

Baker, Monte Calvert, senior vice president, and Kelli Crutchfield, assistant vice president, will continue to lease the property.
