Midwest Deal Wrap: Recent Transactions Completed

   CHICAGO - MB Real Estate, Lee & Associates, and Signature Associates have announced the following deals they have done recently:

  MB REAL ESTATE    CHICAGO – MB Real Estate completes a lease renewal and expansion for Heartland Alliance at 208 S. LaSalle. The firm’s Andrew Davidson, executive vice president/managing director and David Burkards, senior vice president represented the tenant in the lease negotiations.    Heartland Alliance is a human rights and services organization helping people living in poverty or danger improve their lives and realize their human rights. The group provides access to and assistance with housing, healthcare, economic opportunities and the justice system. Heartland Alliance was founded in Chicago in 1888 where it remains headquartered to this day.     “With a right to cancel approaching in 2014, Heartland Alliance considered numerous other properties in their search,” said Burkards. “However, ownership was willing to terminate the existing lease and offer terms amenable to the tenant under a new lease which also relocates the firm from the 18th floor to the 13th floor to accommodate their expansion.”    Davidson and Burkards negotiated a lease renewal and extension for the organization totaling 36,896 square feet. Building ownership was represented by J. Paul Beitler, president and John Paul Beitler III, vice president of Beitler Real Estate Services.   LEE & ASSOCIATES –Valley Fire has leased 31,200 SF of warehouse space located at  101 Raddant Road in Batavia.  Nick Eboli, Vice President, of Lee & Associates of Illinois, LLC represented building ownership, Liberty Property, and John Whitehead of NAI Hiffman represented the tenant in the transaction. –Nick Eboli, Vice President, of Lee & Associates of Illinois, LLC represented Shank Real Estate Holdings LLC in their purchase of a 29,450 SF warehouse building located at  575 Exchange Court in Aurora.  Justin Lerner and Joe Karmin of Newmark Grubb Knight Frank represented building ownership, Vepaca 555 LLC, in the transaction. –Mike Plumb, Senior Vice President, of Lee & Associates of Illinois, LLC represented Elite Companies in their sublease of a 63,492 SF warehouse building located at  310 Windy Point Drive in Glendale Heights.  Chris Zubel and Mike Sedjo of CB Richard Ellis represented the sublessor, Ricoh Americas Corp., in the transaction. –Retail Handyman has expanded into 4,950 SF of flex space located at 135 E. St. Charles Road in Carol Stream.  Mike Plumb, Senior Vice President, of Lee & Associates of Illinois, LLC, represented building ownership, Pacesetter Investments LLC, in the transaction. –Naperville Towing Services has leased a 6,000 SF industrial building located at 31W356 Diehl Road in Naperville.  Mike Plumb, Senior Vice President, of Lee & Associates of Illinois, LLC represented the landlord, Midwest Industrial Funds, and Mike Androwich, Principal, of Lee & Associates of Illinois, LLC, represented the tenant in the transaction. –OSI Group has purchased a 20,000 SF industrial condo located at  1578 Beverly Court in Aurora.  Mike Androwich, Principal, of Lee & Associates of Illinois, LLC represented the seller, ABC Land Holdings, and Shaun Burke of H & B Realty represented the buyer in the transaction. –Innovative Surfaces LLC has purchased a 21,500 SF warehouse building located at  4707 W. 138th Street in Crestwood.  Walter Murphy, Principal, of  Lee & Associates of Illinois, LLC, represented the seller, PCS, and Andrew Maletich of Cawley Chicago Commercial Real Estate represented the buyer in the transaction. –Jacobson Warehouse Company Inc. has expanded by 108,550 SF in  21399 Torrence Avenue in Sauk Village.  Walter Murphy and Jeff Janda, both Principals, of Lee & Associates of Illinois, LLC, represented building ownership, KTR, in the transaction.  Jacobson now occupies the entire building. –Walter Murphy, Principal, of Lee & Associates of Illinois, LLC represented Vision Integrated Graphics in their lease of 36,194 SF of warehouse space located at  8402 W. 183rd Street in Tinley Park.  Doug Tarr, Edward Dushman and Nick Carmen with Foresite Realty Partners LLC represented building ownership in the transaction. –Donovan Marine has leased 25,922 SF of warehouse space located at  5010-5012 W. 123rd Street in Alsip.  Walter Murphy, Principal, of Lee & Associates of Illinois, LLC, represented building ownership, South Suburban Industrial LLC.  Lynn Reich of Colliers International represented the tenant in the transaction. –KD & Company has leased 11,700 SF of industrial space located at  759 Glenn Avenue in Wheeling.  Mike Prost, Principal, Sergio Chapa, Vice President, and Jim Kettinger Jr., Associate, of Lee & Associates of Illinois LLC represented building ownership, Prologis, in the transaction. –Tacos El Rey De Oro has leased 2,400 SF of retail space located at  864 S. Milwaukee Avenue in Libertyville.  Rick Scardino, Director of Retail Brokerage, represented building ownership, Frontier Real Estate Company, in the transaction. –Sergio Chapa, Vice President, and Jim Kettinger, Jr., Associate, of Lee & Associates of Illinois, LLC represented Strata Earth Services, LLC in their purchase of a 12,435 SF industrial building located at  530 W. Colfax Street in Palatine.   SIGNATURE ASSOCIATES  –Signature sells 10,568 SF of high-tech space in Ferndale, MI; –Signature leases 26,009 SF of industrial space in Canton, MI; –Signature leases 4,566 SF of industrial space in Lyon Township, MI; –Signature has been awarded the representation of a 6,670 SF industrial building in Southfield, MI; –Signature sells  24.29 acres of vacant land in Macomb Township, MI; –Signature sells 4.10 acres of vacant land in Orion Township, MI; and –Signature sells 33,705 SF of office space in  MT. Clemens, MI.
