CARSON, CA-Affirmed Housing Group has broken ground on Arbor Green Apartments, a three-story affordable family community at 21227-21237 S. Figueroa St. here. AHG, also the developer of Los Angeles Chinatown community Lotus Garden, has partnered with the City of Carson to develop and manage Arbor Green.
The development will include 40 apartment homes composed of one-, two- and three-bedroom units, each with its own storage locker. Community amenities include covered parking, a community room, a computer lab, a laundry room, a tot lot and a barbecue area. The staff will provide homework assistance, life skills training and cooking classes in the community room for residents. The affordable community will serve households earning between 30% and 60% of Los Angeles County's AMI.
Arbor Green will also be designed to achieve LEED Gold certification. Major sustainable elements include rooftop photovoltaic panels and solar water-heating systems. The project has been underwritten using the California Utility Allowance Calculator to ensure the development optimizes energy efficiency. Resident utilities are estimated to be $1 to $3 per month.
According to James Silverwood, president of AHG, “Arbor Green was designed to facilitate a strong sense of community among residents and to provide innovative solutions to energy usage.”
As GlobeSt.com previously reported, in October 2012 AHG completed a $15.3-million renovation of Orange Garden Apartments in Poway, CA. Formerly a market-rate apartment community, AHG purchased the property in 2009, completed extensive renovations and is reopening the property as a 100% affordable community.
