MARTINEZ, CA-Siemens Corp. has signed on to lease more than 25,000 square feet at MuirTec Center IV. The new lease for the multinational company facilitated the relocation of its Bay Area healthcare and industry divisions, previously based in Concord.
The move to the research and development office complex at 757 Arnold Dr. will bring 100 jobs to the city of Martinez. Terms of the lease were not disclosed.
Bob Maderious, senior vice president at Transwestern's Walnut Creek office, which brokered the transaction on behalf of the owner, says that the deal and the logistics for the relocation “came together in an exceptionally short time frame and with remarkable coordination between the building's owner, space renovators, Siemens and especially the City of Martinez.”
He explains that “Siemens required extensive custom renovations but needed occupancy quickly. We were able to successfully achieve a quick build-out with the help of the city, which expedited the plan check and inspections.”
MuirTec Center IV is owned by Hofmann Holding. For the Siemens transaction, Transwestern's Maderious and VP Tom Caple represented Hofmann. Kirk Beebe and Greg Smyth of CBRE represented Siemens.
Built in 1986, MuirTec Center IV is considered an office-flex development, adaptable for multiple uses. Located along Highway 4, the four single-story buildings total more than 145,000 square feet.
The two Siemens divisions required major renovations to the building interior before they could occupy the building. Transwestern's Terry Vani provided the preliminary space planning, while the project architect was Tom Goodwin of T Goodwin & Associates Architects, according to a prepared statement. Tim Freeman of TD Freeman Construction completed the renovations.
