PARSIPPANY, NJ-GlobeSt.com has exclusively learned that Mack-Cali has hired Avison Young to handle leasing at two of its buildings in the Mack-Cali Business Campus here.

This is a departure for the REIT, which has traditionally handled all of its own brokerage services for office space. Mack-Cali is currently focused on building a multifamily portfolio, but maintains an extensive portfolio of office space including a number of trophy properties on the New Jersey waterfront in Hudson County.

In Parsippany, a team led by Morris County veteran Jeffrey L. Heller, managing director for AY in New Jersey, will market space at 7 and 9 Campus Drive within the Mack-Cali campus. AY's William E. McCaffrey, Patrick R. Eichner and Peter C. Hedley join Heller on the assignment for the two buildings, both of which have recently been extensively renovated..

There is currently 90,000 square feet available at 9 Campus Drive, a four-story, 156,495-square-foot building with flexible space options, numerous windowed offices and a four-story grand atrium, Heller tells GlobeSt.com. At 7 Campus Drive, a 154,395-square-foot building with flexible space, there is 35,000 square feet available.

AY's team will work closely with Mack-Cali's leasing team of Diane Chayes, Jim Nugent and Brian Golden, Heller said. “Mack-Cali just wanted some more boots on the ground on this assignment,” he added.

The office vacancy rate in Parsippany at large is a shade below 30% by various estimates, well above the state average of around 25%,

“We feel there is a lot of attraction to this park in particular, however,” says Heller. “It's centrally located, close to major highways. There are a lot of Fortune 500 companies in and around the campus, and a diversity of businesses – a whole melting pot, not pigeon-holed into one business category.”

Heller says there is bus service to the site, and access to a “fertile,” highly educated labor force in northern New Jersey, and Rockland County and Orange County, NY. The campus features a café, bank, and other conveniences, along with covered parking at some buildings.

Mack-Cali recently completed a renovations at the three-story 7 Campus Drive, updating the lobby with stainless steel, granite and wood finishes; upgrading glass in the entry plaza; and making improvements to the cafeteria and outdoor patio seating, plus adding a walkway from the parking lot to the building.

At 9 Campus Drive, the lobby and common areas were renovated with a new ceiling, carpeting, seating, lighting, granite finishes in elevators and a touch-screen directory.

Set on 600 acres off I-287, the Mack-Cali Business Campus has landscaped grounds with ponds, fountains and outdoor seating areas. The campus has a total of 17 office buildings and is home to a number of hotels, including a Hampton Inn, the Hilton Parsippany and the Residence Inn by Marriott Parsippany for extended stays. There is also a dry cleaners, Ruth's Chris Steak House, conferencing facilities, and a childcare center.

There is nearby access to major roadways including state Routes 10 and 202, and proximity to Route 24, I-78 and I-80, leading to the New Jersey Turnpike and Garden State Parkway.
