SAN DIEGO—Cassidy Turley San Diego, a regional market leader in commercial real estate services, says Ventana Real I has earned the U.S. Environmental Protection Agency's (EPA) ENERGY STAR certification for superior energy efficiency.
Ventana Real I is located at 2173 Salk Avenue in Carlsbad and was developed by Newport National Corporation (NNC), which also owns the property. The office building has earned the EPA's ENERGY STARcertification, which signifies that the building performs in the top 10 percent of similar facilities nationwide for energy efficiency and meets strict energy efficiency performance levels set by the EPA. Commercial buildings that earn the EPA's ENERGY STAR certification use an average of 35 percent less energy than typical buildings and also release 35 percent less carbon dioxide into the atmosphere.
This is the third building in the NNC portfolio to achieve this certification; Ventana Real I joins Civic View Corporate Centre in San Marcos, which received recognition in 2012, and Emerald Lake Corporate Centre in Carlsbad, which received recognition in 2006.

Ventana Real is a three building, Class A office park located at 2173, 2175 and 2177 Salk Avenue in Carlsbad. The project totals 219,035 square feet, with two three-story buildings and one two-story building. Ventana Real is situated on approximately 15 acres of land fronting El Camino Real between Faraday Avenue and College Boulevard.
Almost 30,000 square feet of leasing activity in the last 12 months has brought the project to nearly 70% lease occupancy. The project can accommodate a large diversity of tenants with varied rent structures, and can accommodate immediate tenant requirements from 1,000 square feet to 8,800 square feet in suites that are move-in ready with high quality finishes. Larger full-floor tenants up to 28,000 square feet can be accommodated in custom phased and built out premises. Highly visible building signage and monument signage for major tenants is available along El Camino Real and Salk Avenue.
Ventana Real boasts many desirable amenities including a hilltop location with panoramic views, travertine stone exteriors with floor-to-ceiling glass, resort-style bathrooms, a fully-equipped exercise room with separate shower and locker rooms, covered parking, koi ponds, a 12,000-square-foot garden patio with Wi-Fi access, and an outdoor barbeque and entertainment area. Occupants benefit from utility cost savings due to the developer's use of “green” building standards through the SDG&E Savings by Design program. Energy-saving features incorporated into the building include: high-performance, high-SEER mechanical units; motion-controlled, high-efficiency lighting circuits through a digital lighting control panel; LED architectural lighting; variable frequency drive-supply and exhaust fans for indoor air comfort; high-performance glass to control sound and heat gain; single ply membrane cool-roof features ensuring leak-free occupancy and reduced thermal gain; and touchless faucets and urinals in conjunction with low-flow toilets saving water. Ventana Real is also in the process of receiving certification for LEED Existing Building.
