VISTA, CA—The Carlsbad office of Colliers International says that its client, Moxie Pacific Palomar, LLC, broke ground this week on a 17-acre site located within the Palomar Corporate Center. The property is located at the corner of Palomar Airport Road and Business Park Way in the city of Vista.
The new 17 acre site, which includes 1,500 feet of frontage on San Marcos Blvd with ingress and egress off San Marcos Blvd, is the last remaining large industrial parcel in the Vista and San Marcos areas and within the Palomar Corporate Center.
“This is the first time in several years that raw land in the North County Industrial Market is being graded to create new business park land, and with vacancy rates at historic lows in the 7% range, there is a significant shortage of large blocks of industrial parcels to fill the growing demand,” according to Tucker Hohenstein, Senior Vice President of Colliers International.
The Palomar Corporate Center, a light industrial building center, is built on 69 acres in the city of Vista and includes eleven buildings ranging from 35,000 to 220,000 square feet totaling approximately 750,000 square feet. Palomar Corporate Center's existing tenants include: Denso Wireless Systems, BioFilm, Sherline Products, American Faucetts & Fixtures, Fishhouse Foods, Dos Gringos, and Earthlite.
The development team is concurrently working with potential tenants on building design for the site. Construction is being completed by TFW Construction, a partner in the development. Colliers told GlobeSt.com's Natalia Dolce that there is no dollar figure yet on the cost of construction.
