ROCHELLE PARK, N.J-Case Real Estate Capital, a new private direct lender, has been established here by several long-time professionals who will target investments that may fall outside conventional lending.

“As traditional and institutional lenders continue to shed their sub- and non-performing loan portfolios, there are highly profitable, exciting opportunities for Case,” said Steve Milona, who joined the company as a principal and co-founder.

His fellow principals are Sanford Herrick, who is the managing principal, and Scott Hartstein. Both Milona and Hartstein have previously been affiliated with SBL Capital.

“Steve and Scott's combined investment and origination expertise, along with their concentration on short-term real estate bridge loans while at SBL, add tremendous depth to Case's middle-market opportunistic lending platform,” said Herrick. “They are integral to successfully advancing our company's focus on funding and acquiring transitional asset loans.”

Case is targeting investments that extend beyond the conventional lending arena, seeking to make loans between $2 million and $25 million for all asset types in the Northeast and Mid-Atlantic region.

Herrick said Case will provide the following types of loans: fixed-rate short-term bridge, discounted pay-off, construction and first- and second-mortgage loans.

The company is prepared to handle financing needs for turnaround situations involving litigation, contaminated sites, non-cash-flowing properties, borrowers with weak credit history, bankruptcies, foreclosure and property repositioning, development or redevelopment, he said.

The principals of the new lending group have long-time affiliations with each other. Hartstein previously held senior-level positions at Hudson Realty Capital and SWH Funding Corp., founded in part and in whole, respectively, by Herrick. During

his tenure at both firms, he was involved in the origination and closing of loans valued in excess of $350 million. Hartstein also oversaw more than $100 million in equity transactions.

Milona has extensive experience in the capital markets sector. Prior to the formation of SBL, he was responsible for HSBC's portfolio risk exposure while servicing internationally based clients and institutions.

“Our product is very unique, in that we evaluate each loan based on its own merits, the borrower's situation and business plan and local market conditions,” said Herrick, who has invested in more than $4 billion of commercial properties during the course of his thirty-year career.

Case's investor base ranges from individuals to family offices.
