WEST NEW YORK, NJ-Two 36-unit rental buildings along Hudson County's “Gold Coast” are being marketed - as a package, or separately - for $22.5 million by Eastern Consolidated.
The commercial real estate brokerage firm said it has been exclusively retained by a New Jersey-based owner/manager it did not identify to sell the Eden Residences at 6008 Hudson Avenue in West New York, and the Residences at 68 West at 422-430 68th Street in neighboring Guttenberg.
Eastern's Deborah Gutoff, George F. Moss and Brian Ezratty are handling the listing.
“Given the flurry of apartment construction being done by the big institutional players up-and-down the waterfront from Jersey City to Weehawken, the opportunity to acquire two newly-built, mid-sized properties in a hot rental market like Hudson County is a very rare find,” Gutoff said.
The buildings offer a total of 47 one-bedrooms and 25 two-bedroom units. The 68 West building was completed in late 2012 and is almost leased up; the Eden is fully occupied.
The properties, located within a half-mile of each other, offer full-service fitness centers, condo-quality finishes with granite countertops, elevators, stainless steel appliances and a covered parking garage in each building with spaces for every resident. The apartments range from 752-to-1,478 square feet.
Both buildings are situated within walking distance of bus stops with express service to Midtown Manhattan, the Hudson-Bergen Light Rail and connections to New York ferries.
