LOS ANGELES-Kilroy Realty Corp. has honed in on delivering commercial real estate properties that are attractive to a changing creative and tech workforce: the Millennium Generation. At a recent NAIOP SoCal event at L.A. Live's Conga Room called “The Laws of (Tenant) Attraction,” Kilroy's EVP David Simon described these tenants as wanting a 24/7 environment.

“What defines creative space is the whole lifestyle aspect,” Simon told the room of 100 members in attendance. “That goes beyond exposed duct work and open work spaces.”

Some of the key things that the Millennium Generation requires—according to Simon and Bob Hale, principal with Rios Clementi Hale Studios, who also spoke at the event—are sustainable/LEED projects, less-perimeter offices, walkability, outdoor spaces and a location near housing and public transit. Simon and the panelists discussed an example of this type of project: Kilroy's newest mixed-use office project, Columbia Square in Hollywood, a 700,000-square-foot, $300-million development planned around the historic former CBS Studio site. The project will break ground this summer and will include upon completion 200 luxury rental apartments, 30,000 square feet of retail space and about 330,000 square feet of new office space. The office portion of the project will offer large floorplates and numerous configuration options that appeal to creative tenants and offer the Hollywood market something that is not currently available there.

“Columbia Square is the most interesting and exciting project I have worked on in my entire career,” said Simon.

The SoCal and Inland Empire chapters recently received the 2013 Capital Dome award for their accomplishments in the industry.
