WESTCHESTER, CA-The final phase of Decron Properties' Playa Del Oro, a mixed-use property on a 13-acre site at the corner of Manchester and Lincoln aves. here, has begun. Los Angeles-based commercial real estate builder Bernards has started Phase II of the $67-million project, whose financing was arranged by Meridian Capital Group and funded by Wells Fargo.

The first phase of Playa Del Oro, which replaced the Furama Hotel, was completed in 2009 and included 405 apartment units and 27,000 square feet of retail, which is currently occupied by a health club and four restaurants. The second phase of the project will include 260 additional rental units, 5,000 square feet of retail space and 515 parking stalls.

Upon completion, the complex will include 665 apartments, roughly 110,000 square feet of retail space including a Ralphs Fresh Fare market, Centinela pet store, LA Fitness Signature Club, Coffee Bean & Tea Leaf and other restaurants, as well as community shops. Community amenities will include a resort-style pool, state-of-the-art fitness center, a sauna, cinema screening room, business center, game room, café lounge with outdoor view terrace, a dog park and three well-landscaped courtyards with water features. Construction is scheduled for completion in Fall 2014.

The podium-style construction project has 235 units above the podium slab and 25 units below it on the ground level, along with retail space. Two levels of parking are also below the podium.

“The podium-style concrete construction is one of Bernards' specialties,” said Jeff M. Bernards, the firm's executive in charge of the project, in a prepared statement. He noted that the firm is currently underway on several other large multifamily projects including BRE Properties' Wilshire at La Brea, a $105-million mixed-use project in the Mid-City sector of Los Angeles; and One Santa Fe, a $160-million transit-oriented, mixed-use project located in the downtown Arts District.
