SAN DIEGO-Those who follow @GlobeStcom on Twitter and @GlobeStLIVE may have seen a post teasing the announcement, but GlobeSt.com has learned that Murphy Development Co. will start development on Brown Field Technology Park, a 50-acre corporate industrial and office park that flanks SR-905 at the Britannia Boulevard on/off ramp in Otay Mesa.

Final maps are recorded and all entitlements have been secured for development up to 3.2 million square feet, making this a shovel-ready project. The property is in an ideal location for business, positioned within a US Department of Commerce Foreign Trade Zone and within an Enterprise Zone, which both offer important tax incentives for local companies, according to a prepared statement.

“Brown Field Technology Park offers potential tenants state-of-the-art design, large setbacks, impeccable corporate image and landscaping, and LEED-inspired energy efficiency, coupled with San Diego's lowest occupancy costs,” says R. Michael Murphy, president of Murphy Development, in a prepared statement. Brown Field Technology Park is located just 20 miles from downtown San Diego and San Diego International Airport, and 22 miles from Kearny Mesa.

According to a statement, tt is one of only three locations in the county that can accommodate companies in need of a campus site larger than 500,000 square feet. “Lots are available for sale and construction of build-to-suit properties can commence immediately for fast-track delivery. The park can also accommodate companies in need of mid-rise office or engineering space, as Murphy Development has obtained approval from the San Diego Regional Airport Authority, allowing for development of six-story office buildings on the site.”

Logistically, Murphy adds, “Brown Field Technology Park is ideally situated for easy access to the entire Southwest and Mexico. “

In 1986 Murphy Development completed its first project in San Diego, the 80-acre San Diego Business Park, which was the first class A corporate business park development on Otay Mesa, according to a statement. The company developed 1.3 million square feet of corporate industrial facilities there, including build-to-suits for Fortune 500 companies Sanyo, Casio and American Home Products.
