MISSION VIEJO, CA-Argent Retail Advisors is offering for lease retail space in two Orange County locations: a mixed-use retail/residential development at Beach Blvd. and Ellis Ave. in Huntington Beach and a drive-thru restaurant in Cypress.
The mixed-use retail space at 18502 Beach Blvd. contains brand-new shop spaces along Beach Blvd., a premier retail location in a dense and affluent residential population in Huntington Beach at the “five-points intersection.” The property contains street retail with 274 luxury apartment buildings above it and ample parking on the street level. Six 1,400-square-foot spaces are available for a negotiable rental rate.
The Cypress space at 10077-10205 Valley View St. is a 1,624-square-foot currently operating Green Burrito anchored by a high-volume Stater Bros. food and drug store and a Kohl's department store. Located at the southwest corner of Valley View St. and Ball Rd., two of Orange County's premier thoroughfares, the space is easily accessible from the 405, 91, 22, 605 and 5 freeways. The rental rate is $3.50 per square foot per month.
The area contains dense, in-fill demographics with a population of approximately 21,160 in one mile, 236,473 in three miles and 605,182 in five miles. Affluent household incomes of approximately $83,188 are within one mile, $80,926 are within three miles and $77,092 are within five miles. A massive daytime population of 22,000 can be found within a one-mile radius of the center.
As GlobeSt.com reported earlier this week, Terry Bortnick, president of Argent Retail Advisors, says the trend in grocery stores will be toward further consolidation. “The major grocers will shed less profitable locations and focus on those locations that have the highest square foot profitability.”
