DALLAS-Kurt Griffin has joined the local office of Jones Lang LaSalle as EVP of the Dallas industrial team.

Griffin comes to JLL from Aspen Ventures LLC, where he was a founding partner. Before that, he was senior director with Cushman & Wakefield of Texas Inc., where he was lead broker for the industrial investment sales division. He was also founding partner of consumer products company Intelligender LLC.

“We're responding to the Dallas industrial market's expansion and new growth opportunities for our clients by adding leadership who will bring strategic guidance, expertise and drive business,” says JLL logistics and industrial managing director Terry Darrow in a press release. “With an experienced broker like Kurt, who knows the market, industry and is well connected, we're able to navigate the increasingly competitive market to deliver value for our clients.”

Griffin earned a BA from the University of Texas at Austin in Real Estate and Finance.

ARIZONA

Mesa

  • A 2,944-square-foot 7-Eleven store at 4354 E. Baseline Rd. has changed hands for $960,000. Jamie Medress and Mark Ruble brokered the deal between buyer and seller, both of which were private LLCs. The existing lease is absolute triple-net (NNN) guaranteed by 7-Eleven/Southland Corp. through January 2014. The investment is an opportunity to re-develop or re-lease the existing property.

Scottsdale

  • A 15,165-square-foot Tacos Jalisco restaurant has changed hands for $300,000. Peter McQuaid, Greg Vanlerberghe and Erin Schrauth with Sperry Van Nes, represented the seller. The buyer is seeking a tenant to fill the space.

TEXAS

Boerne

  • Michael T. Kent of Stream Realty Partners represented Kendall Plantation in the purchase of 9.99 acres at 9 Guthrie Rd.

Houston

  • NCP 2007 sold a 201,574-square-foot, triple-net-leased building at 4949 Windfern. Josh Lass-Sughrue, John Ferruzzo and Clay Pritchett with NAI Houston brokered the transaction.

  • Encom Wireless Data Solutions USA leased 8,137 square feet of industrial flex space in Marsh Business Park East, 3750 Arapaho Rd. from SeaCal Addison LLC. Susan Singer and Jason Miller with Bradford Commercial Real Estate Services represented the landlord. Taylor Dickerson of Citadel Partners represented the tenant.

Allen

  • Lennox Industries Inc. leased 8,194 square feet of warehouse space in Twin Creeks Business Center, Building 200, 1307 N. Watters Rd. from Twin Creeks Warehouse Venture LP. Susan Singer and Michael T. Grant with Bradford Commercial Real Estate Services represented the landlord. Nora Hogan of Transwestern Dallas represented the tenant.

Dallas

  • Limestone Networks Inc. leased 8,727 square feet at 1910 Pacific Ave. Mark Dowdle negotiated the lease on behalf of landlord Boxer Property.
  • Midas MG LLC leased 2,247 square feet of office space in Galleria Plaza, 4851 LBJ Fwy. from YPI Central Expressway Properties. Melanie Hughes and Sharon Friedberg with Bradford Commercial Real Estate Services represented the landlord in the direct deal.

Houston

  • Arrow Mirror & Glass, Inc. leased a 12,000-square-foot warehouse building at 11510 S. Petropark. Landlord 11510 S Petropark Drive LLC was represented by John Ferruzzo and Nick Peterson of NAI Houston. John Lindenberger of Northwinds Commercial Realty LLC represented the tenant.

San Antonio

  • Center Ice Serving leased 2,002 square feet at 20726 Stone Oak Pkwy. Seth Prescott and Ryan Harrison of Stream Realty Partners represented the landlord.
  • Central Texas Inc. leased 990 square feet at 14607 San Pedro Ave. Carolyn Hinchey Shaw and Lindsay Meche of Stream Realty Partners represented the landlord. Seth Prescott, also of Stream Realty, represented the tenant.
  • Endoscopy Associates leased 2,282 square feet at 20650 Stone Oak Pkwy. Seth Prescott and Ryan Harrison of Stream Realty Partners represented the landlord.

LEASING/MARKETING ASSIGNMENTS

ARIZONA

Tucson

  • CBRE has been awarded the exclusive marketing assignment for the Transamerica Building, an 11-story, 128,000-square-foot office tower at 177 N. Church Ave. Buzz Isaacson of CBRE's Tucson office will handle the leasing responsibilities for the building's owner, TA Corp. of Tucson, which until now handled all the marketing responsibilities for the property in house. Built in 1962, the Transamerica Building includes a newly renovated lobby and on-site property management, and its location places the property within walking distance of the court buildings, restaurants and other amenities. The Transamerica Building currently has between 1,172 – 12,036 square feet of space available for lease, ranging from executive suites to a full floor.

Houston

  • Colvill Office Properties and Means Knaus Partners have been retained to lease and manage One Westchase Center, a 466,026-square-foot, Class A office building at 10777 Westheimer. One Westchase Center was recently acquired by Investcorp, an international investment firm, from LNR Partners. Win Haggard Jr., Brad Beasley and Michael Anderson of Colvill Office Properties are the leasing agents for One Westchase Center. Peyton Collins of Means Knaus Partners is handling property management.


CAPITAL MARKETS

ARIZONA

Phoenix

Jim Cooper, vice president of NorthMarq's Phoenix regional office arranged three first mortgage refinancings for a total of $6 million on the following properties:

  • Camelback Village, a 17,814-square-foot, Safeway shadow-anchored retail center located at 8301 W. Camelback Rd., Phoenix, for $1.8 million.
  • Grand Village, a 25,653-square-foot retail center at 14291 W. Grand Ave. in Surprise, AZ for $2.1 million.
  • Westwind Plaza, a 21,187-square-foot unanchored retail center at 10571 W. Indian School Rd. in Avondale, AZ for a little more than $2 million.

Financing for these three transactions was based on a seven-year term and a 25-year amortization schedule. NorthMarq arranged these financings for the borrowers through its relationship with a national bank.


EXECUTIVE MOVES

TEXAS

Dallas

  • Peery Wood has joined CBRE as a senior vice president in the office tenant representation group. Most recently, he was a senior vice president with Lincoln Property Co. in Dallas where he established the tenant representation group. Prior to that, he worked at Studley and Cushman & Wakefield of Texas. His real estate career began in 1989 at The Robert C. Wilson Co. in Houston.

Houston

  • Don Schmidt has been hired as managing director of corporate solutions for Colliers International. Schmidt will act as a leader of business development and client relationship management within the greater Texas region for the corporate solutions americas organization, focusing on industrial as well as oil and gas vertical markets. Schmidt was previously a senior director of Newmark Grubb Knight Frank's global corporate services, where he managed several Fortune 500 corporate accounts. He started his corporate services career selling gas stations for Shell Oil and setting up the Cameron International corporate account. He also previously served as account executive for Direct Energy in the business services division and was on the board of the Strategic Property Management committee, responsible for new business development throughout North America. Schmidt is a graduate of Briar Cliff University.
  • Darren Gowell and William Padon have joined CBRE's office occupier service line as associates with a primary focus on business development, lease negotiations and transaction management. Gowell was previously with Axis Tenant Advisors and is a graduate ofe the University of Texas, where he received his BBA in government, with a minor in business. Padon studied international finance at Oxford University in England and graduated from the University of Georgia with a BBA in Risk Management and Insurance. He received a master's degree in real estate from Texas A&M University. Both will work from the company's CBD location at 700 Louisiana St.

CBRE also announced the following hires/promotions:

  • Chuck Greene has been hired as real estate manager at the 534,437-square-foot Southwest Corporate Center in the southwest submarket.
  • Darlene Tietze has been named senior real estate manager at The Woodlands Professional Center at 1120 Medical Plaza Dr. in The Woodlands.
  • Brad Ritter has been hired as senior real estate manager and Rebecca McCourt has been promoted to assistant real estate manager of the 1.7-million-square-foot Wells Fargo Plaza at 1000 Main St.
