FARMERS BRANCH, TX-Advanced Concrete Surfaces Ltd., operating under the entity name WRJ Distribution Way LLC, has acquired a 105,600-square-foot industrial building on 4.3 acres from Shore Holdings Inc. The building at 13911 Distribution Way once housed the manufacturing and distribution operations for Trainor Glass Co., a family owned business that fell victim to the financial downturn.

Trainor Glass, once the fourth largest contract glazier in the country, ceased operations in February 2012 due to financial and creditor problems. Though headquartered in Alsip, IL, the glazier left vacant three properties in Farmers Branch when assets were liquidated. According to Cushman & Wakefield senior director Jean Russo, assets put up for sale were a 16,000-square-foot building, a one-acre tract of land at 13940 Distribution Way and the recently sold building.

Russo, who represented the seller in the transaction, tells GlobeSt.com that when all three assets were introduced to the market in September, 2012, the small building sold almost immediately. This prompted Shore Holdings to become aggressive with pricing after the first of the year on the other two assets. As such, the asking price on the 13911 Distribution Way building was $2.9 million. "That's when we really got a lot of interest," Russo says, adding that most of the bidders were user/buyers, which is the type of buyer Shore Holdings wanted to deal with.

ACS ended up with the building because of a quick closing and an all-cash deal. Ryan Boozer with the Mercer Co. was the buyer representative. The company will relocate from its current location at 11234 Goodnight Lane in Dallas to its new asset, which is approximately four miles away. Russo says the buyer ended up with a building that was in excellent shape and still be located on Interstate 35.

"Trainor did the most beautiful office finish-out," she says, noting that the 1960s building had been remodeled in 2010. "The offices rivaled any class A office building in the city. Everyone I took through it was awestruck, due to the above class A finish-out."
