PARSIPPANY, NJ-The 300 Kimball Drive building that Transwestern is trying to turn around here has just been awarded LEED Silver certification under the U.S. Green Building Council's program for existing buildings, GlobeSt.com has exclusively learned.
Awarded the assignment to reposition and re-tenant the former State Farm Insurance headquarters a year ago, Transwestern has orchestrated extensive renovations and upgrading of the 12-year-old Class A office building.
“Achieving LEED Silver certification reinforces the ownership's steadfast commitment to the property and ensures a first-class setting that benefits tenants as well as the environment,” said Transwestern's New Jersey principal James Postell. “As one of only 14 multi-tenant buildings in New Jersey to be awarded LEED Silver or higher, 300 Kimball Drive continues to strengthen its reputation as a well-positioned and increasingly attractive asset.”
Transwestern's Sustainability Services division worked with its on-site property management team to bring the 400,000-square-foot building's operations and maintenance to LEED standards.
They worked on the landscape plan to reduce water consumption and use the least-harmful pest control methods; installed energy-efficient interior and exterior lighting; integrated low-flow fixtures and aerators; adopted an environmentally preferable purchasing policy; instituted a composting program for kitchen materials; and implemented a green cleaning policy.
“LEED certification of 300 Kimball Drive demonstrates tremendous sustainability leadership by the building's ownership as well as Transwestern,” said Rick Fedrizzi, CEO of the USGBC. “The urgency of USGBC's mission has challenged the industry to move faster and reach further than ever before, and 300 Kimball Drive serves as a prime example of just how much we can accomplish.”
Transwestern won a top performance Energy Star for the building last year. The company's Investment Management division serves as the property's asset manager.Transwestern handles the leasing and management of the property, a five-story building situated near the intersection of Interstates 80 and 287.
The building features a large cafeteria, separate storage for tenants and abundant parking, including executive covered parking. Extensive renovations to the lobby and cafeteria are near-completion, says Postell. Also, a 3,000-square-foot,
state-of-the-art fitness center is now open.
