NEW YORK CITY-The New York office of Coldwell Banker Commercial Alliance announced Tuesday it has launched an asset management division to provide management and leasing services to landlords in the New York metropolitan area. The new division is being led by principals Steve Pressler and Joanne Agoglia.
The move comes one year after Coldwell Banker Commercial Hunter Realty was acquired by Waterfall Asset Management, a spokeswoman tells GlobeSt.com.The plan for the newly merged firm, she says—according to what CBC Alliance principal Richard Selig told her—was to “expand in New York City and additionally acquire commercial real estate firms in NFL cities.” The company's goal was to become a full-service commercial real estate organization with a national presence, she explains. CBC Alliance Asset Management is part of the New York office's expansion into asset management services, the spokeswoman notes.
The two new leaders of this CBC Alliance division have worked together for more than 20 years and have been responsible for the leasing and/or management services of nearly two dozen notable office buildings along Madison Ave., Broadway, Avenue of the Americas and several other prestigious locations around Manhattan.
Steve Pressler has been a commercial real estate broker since 1984, beginning his career as a tenants' representative in the Midtown offices of Helmsley-Spear. He started Promenade Real Estate Corp. in 1989 with GAFISA USA, a Brazilian development and investment company, and provided leasing services for its Manhattan portfolio as a senior managing director, the press release says.
Pressler is known for his ability to execute complex deals, including a transaction at 609 Fifth Ave., in which as the owner's representative for DZ Bank he arranged a sale/leaseback of the property. He then assisted the buyer in creating a multi-level, 42,000-square-foot retail space in the building and leasing it to America Girl Place. The transaction won the Most Creative Retail Deal Award from the Real Estate Board of New York.
Joanne Agoglia joined Gomes de Alemeida Fernandes Management and Construction in 1981, which subsequently became GAFISA USA, and managed the Brazilian firm's New York commercial portfolio. When the company formed Promenade Real Estate several years later, Agoglia was named director of asset management and began working with Pressler. Through their work together, Promenade's third party agency assignments rapidly expanded, according to the announcement.
Among the many landlords the team has represented together over the years are APF Properties, Blackstone, DG Anlage, DZ Bank, GAFISA USA, Jeff Sutton, Meadow Partners, SL Green Realty Corp., Western Heritable Management, and The Witkoff Group, the release says.
Another CBC Alliance principal, Peter Sabesan, says in the announcement, “The kind of synergy you see between Steve and Joanne, along with their great track records, is what was needed to start this division. Their skills are a perfect complement to our core service lines.”
