ST. LOUIS- The Hilliker Corporation, a St. Louis-based commercial real estate company, just announced that Green Street Properties has purchased 4465 Manchester Ave. in the gentrifying Grove neighborhood from the Renard Family for $1.85 million. Hilliker agent Peter Newton represented the Renards.

Green Street, a Clayton-based company, develops sustainable buildings and specializes in LEED-certified facilities. They plan to lease the building to the Urban Chestnut Brewing Company, a local brewery at 3229 Washington Ave. owned by Florian Kuplent and David Wolfe, who will establish a brewing and bottling facility, including a tasting room, in this second location.

The new brewery was originally built in 1947 and served as a warehouse and distribution center for the Renard Paper Company, which distributed industrial and commercial cleaning products and equipment. The business merged in 2011 with Indianapolis-based HP Products Corp., which specialized in sanitary maintenance, packaging and lighting. The building was vacant at the time of sale.
