THE WOODLANDS, TX-Colliers International has opened its third Houston-area office, setting up shop at 24 Waterway. The office, which has been open for less than a month, is focusing on land an investment sales in Montgomery County, which is the far northern fringe of the metro area.

Colliers co-chairman and principal Bob Parsley says the office was a logical extension of what the Colliers has already been doing on behalf of The Woodland Development Corp., which is responsible for oversight, maintenance and development of the 28,000-acre master planned community. "One of our senior vice presidents, Norm Munoz, is already up there in The Woodlands office, and has been up there for about two or three years, handling leasing," Parsley explains.

There are growing commercial real estate opportunities in Montgomery County, however. The county itself stretches from Spring, TX on the southern edge to Huntsville on the north, with the east and west borders stretching approximately from Kingwood to Magnolia TX, respectively. The county seat is Conroe, TX, but it's The Woodlands, which is further south on Interstate 45, that has garnered a lot of attention from the commercial real estate industry during the past couple of years.

"It's been one of our long-term goals to set up an office in that area, because we see a lot of land sales, retail and investment opportunities in that area, on top of what we do for The Woodlands Development Corp.," Parsley tells GlobeSt.com.

When the opportunity to open a far north office arose, Colliers tapped principal Todd Edmonds to lead the group. Joining him were Colliers senior vice president Tom Condon Jr. ; vice presidents Jason Tangen, Michelle Mathenia-Soderberg and Gerald Irons; associate Cody R. Christoph and project coordinator Karla Carter. Munoz will continue working directly with TWDC.

Parsley's role, in the meantime, is that of liaison between the new office and Colliers' main office in the Galleria submarket. The company also has an office in Fort Bend County, the southern edge of the metro area.

Parsley says The Woodlands office could expand by another two or three employees, and that the company is receiving a lot of requests from individuals interested in working in that very active submarket. However, "this isn't a rookie location," Parsley says. "We want top producers there, seasoned people."
