The Feil Organization has signed two leases totaling nearly 70,000 square feet at 257 Park Avenue South. The Environmental Defense Fund inked has a long-term renewal for 44,010 square feet—and plans to implement several sustainability features in the space—while Madison Logic has signed for 24,562 square feet, a significant expansion of its existing space at the building,

A development site near the Hudson Yards project, at 511-515 W. 36th St., has traded for $21.25 million to Lake Success, NY-based Lalezarian Properties. Eastern Consolidated associate director Nancy Tran represented the seller, National Acoustics, while Eastern's senior director Azita Aghravi procured the buyer of the site, which is currently occupied by a six-story commercial loft building comprised of approximately 37,929 square feet.

Cushman & Wakefield announced that the Lanier Law Firm, a Houston-based law firm, has renewed its lease and expanded in the Tower 56 office building, which is located at 125 East 56th St., between Park and Lexington Avenues. Lanier has renewed its agreement for 12,147 square feet, and will expand with an additional 6,076 square feet.

Splashlight Photographic and Digital Studios, LLC, has signed a five-year lease at 1 Hudson Square. The company, which currently occupies 63,000 square feet on the third floor of the Trinity Real Estate building,is taking an additional 14,000 square feet at the building, located at 75 Varick St.

Jones Lang LaSalle has completed a sublease transaction with Manikay Partners LLC at One Bryant Park, also known as Bank of America Tower. The hedge fund manager signed a six-year sublease for 8,828 square feet of commercial office space with Marathon Asset Management LP at the Class A, 2.1 million-square-foot commercial office building. JLL represented both sides in the sublease transaction. Alexander Chudnoff, executive managing director, represented the sublandlord, Marathon Asset Management; and Dan Turkewitz, SVP, represented the subtenant, Manikay Partners.

Muss Development LLC has leased an additional 7,852 square feet to Document Technologies, LLC at 64 West 48th St., the developer's 17-story, 130,000-square-foot office building near Rockefeller Center. Document Technologies already occupies the entire sixth floor, and has now also leased the entire ninth floor, bringing its total footprint into the building to approximately 17,000 square feet. DTI will occupy the new space in the third quarter.

In a transaction arranged by Savitt Partners, Only Make Believe, Inc. has committed to a 2,430-square-foot office lease at 121 West 27th St. The non-profit organization will relocate its office to the new building from 1133 Broadway. The asking rent at the new space is $37 per square foot. Elliot Zelinger, managing director of Savitt Partners, negotiated the five-year lease transaction on behalf of Only Make Believe. Vijay Mehra of Professional Consortium represented the building ownership, Sixth Avenue West Associates, L.P.

Rose Associates announced today that it has leased 2,362 square feet of retail space at 53 E. 8th St. to Just Salad and 875 square feet of space at 61 E. 8th St. to Flip Flop Shops. The leases bring the 60,000-square-foot retail complex known as University Walk to 100 percent occupancy.

RKF has arranged a 1,500-square-foot lease at 35 Crosby Street in Soho for men's e-commerce apparel brand Bonobos. Located between Broome and Grand Streets, the store—Bonobos' first New York City street location—provides 1,000 square feet on the ground floor and 500 square feet on the lower level. It is scheduled to open in mid-May.

Over in the Bronx, Metro Property Group and Houlihan Parnes Realtors, LLC announce the signing of a lease renewal with H&R Block in a 12,500-square-foot shopping center located at the block front of White Plains Road between East 232nd Street 233rd Street. The property is situated on a subway corner and contains 13 neighboring tenants, including T-Mobile, McDonald's and Dunkin Donuts. There is also a 32 space parking lot in the rear of the property. Jerry Houlihan of the Metro Property Group and Houlihan Parnes Realtors, LLC represented the Landlord.
