CHICAGO- The Frain Group, Inc., seems like it has pulled out of the recent economic downturn. The Franklin Park-based dealer in used manufacturing and processing equipment has just purchased a 329,732-square-foot warehouse in west suburban Carol Stream and will relocate into the complex later this year. Their new home includes a 36,800-square-foot space for offices, 26 dock doors and four drive-in doors. It sits on 31.5 acres at 245 East North Ave., giving the company room for expansion.

The company sold its present location, a three-building, 22-acre complex in Franklin Park, to Digital Realty Trust Inc. last year for $22.3 million in a sale-leaseback transaction. But Frain only occupied part of the property and DRT began converting the rest into a data center.

Dominic Carbonari and Frank Griffin of Jones Lang LaSalle represented the Carol Stream property's seller, Holland Stream LLC. Frain was represented by Larry Goldwasser and Jay Maher of Cushman & Wakefield. According to JLL, the deal “is the largest user transaction in the DuPage County industrial submarket so far this year.”
