HOUSTON-In a move to consolidate operations, ConocoPhillips has signed an 850,000-square-foot, long-term lease for two office buildings on Houston's far west side. The energy exploration and production company has agreed to occupy the 550,000-square-foot Energy Center Three, which is currently under construction) and to take additional space in the 300,000-square-foot Energy Center Four, a 600,000-square-foot office building scheduled to break ground later this year.
According to a press release from developer Trammell Crow Co. and partner Principal Real Estate Investors, the buildings will serve as the consolidated location for ConocoPhillips' Lower 48 Business Unit, which is focused on exploration and production operations throughout the lower 48 states in the US. Energy Center Three and Energy Center Four are located at the southwest corner of Interstate 10 and North Eldridge Parkway.
Construction on the 20-story, Class AA Energy Center Three office tower began in December 2012 and is expected to be ready for occupancy in 2Q 2015. The 22-story, Energy Center Four, which will feature 600,000 square feet of Class AA office space, is expected to break ground in 4Q 2013 and be ready for ConocoPhillips' occupancy in 2Q 2016. The campus will include energy efficient features to help achieve Leadership in Energy and Environmental Design Gold Certification.
Aaron Thielhorn, Kevin Schmok and Brandon Houston with Trammell Crow, and Joe Wanninger with Principal Real Estate will lead the development team. Cody Armbrister and Steve Rocher with CBRE's Houston office represented the joint venture in the transaction.
Representatives involved in the transaction were not immediately available for comment. An update will follow.
