FORT WORTH-SCM Real Estate Services has been handed the job of leasing and managing 23,381 square feet of retail space at Grandmarc at Westberry Place. The mixed-use development, which came online in the mid-2000s, is an apartment complex housing many students attending nearby Texas Christian University, with the retail space being at street level.

Located on the 2800 block of West Bowie Street, Grandmarc's retail tenants include Café Brazil and XII Whiskey Bar and Grill.

"Adding a high-end retail space right in the heart of the TCU campus to our portfolio was an opportunity we had to pursue." says Chris Mendez, of SCM Real Estate Services who will be leasing the space. "It's excellent opportunity for us to contribute to highly visible and busy community."

The property was built by the Phoenix Property Co., which manages the apartment complex. TCU owns the property.

Gilbert

  • Gabel Investments Inc. acquired 39 acres at Higley Road and Loop 202 from Moat LP. Brent Moser, Mike Sutton and Brooks Griffith with Cassidy Turley represented the buyer in the $6.3 million deal. Kent Hanson, also with Cassidy Turley, consulted on the transaction.

Mesa

  • The 14-unit Center Apartments at 644 N. Center St. sold for $445,000. Brian Tranetzki and Rich Butler with Marcus & Millichap Real Estate Investment Services represented the seller, a private buyer and CW Capital, the property's asset manager on behalf of the note holder.

Phoenix

  • Arizona Investco Ltd. of Surrey, BC, Canada, acquired the 24-unit Oberon Place Apartments at 1822 N. 32nd St. from Oberon Place Apartments LLC of Scottsdale, AZ. Brian Smuckler and Jeff Seaman of CBRE represented the seller in the $840,000 transaction.
  • Sir Julian LLC purchased Franciscan Apartments, a 16-unit multifamily property at 2012 W. Orangewood Ave. Brian Smuckler and Jeff Seaman with CBRE represented the buyer and the seller, The Franciscan Apartments LLC of Santa Barbara, CA, and negotiated the $900,000 sale.

Scottsdale

  • Fry's Food and Drug Stores has purchased an existing Shell gas station and convenience store at the southwest corner of Thomas and Hayden Roads. The property is within a neighborhood shopping center anchored by Fresh & Easy and a 99 Cent Only Store. The seller, a gas station and convenience store operator, was represented by Ryan Mojahed, Trent McCullough and Neil Sherman of Sperry Van Ness LLC. The buyer was represented by Jeff Pavone and Joe Balbona with Commercial Plus. The seller still owns and operates other stations within the state of Arizona.

TEXAS

Arlington

  • CBB Acquisition Co. No. 3 sold a 40,000-square-foot industrial/warehouse building at 3508 Avenue F to an owner/user. Russ Webb with Silver Oak Commercial Realty represented the buyer. Reggie Beavan and Michael Tatum with Jackson Cooksey represented the seller.

Baytown

  • National Tube Supply Company acquired 24.2 acres in Bay 10 Business Park, located on the Grand Parkway just south of Interstate 10. John Ferruzzo and Darren O'Conor of NAI Houston represented the seller, Parkside Capital. Rob Stillwell of Newmark Grubb Knight Frank represented the purchaser. National Tube plans a 100,000-square-foot warehouse on the site.

Irving

  • BGM Service Shop LLC acquired an 8,400-square-foot light industrial building at 3731 Conflans Rd. from JT Computer Marketing. James Kang and Jason Miller with Bradford Commercial Real Estate Services represented the seller. Rik Massengale with ReMax Commercial represented the buyer.

Keller

  • Moviehouse & Eatery acquired approximately 90 acres at Rufe Snow Drive just south of FM 1709 from Realty Capital Management. The buyer plans to begin construction on its dine-in theater facility this summer. Mark Boone with Realty Capital Management represented the seller in the transaction. The buyer was represented by Debi Carter with Hudson Peters Commercial.

Plugerville

  • A 12,020-square-foot, multitenant industrial property on 13419 Immanuel has traded hands. Greg Gaynor and Kelly Smith with Marcus & Millichap Real Estate Investment Services brokered the transaction between the private seller and buyer.

San Antonio

  • A 13,767-square foot retail property at 1933 Fredericksburg Rd. has sold. Bethany Babcock and Chad J. Knibbe with Marcus & Millichap Real Estate Investment Services represented the seller, a private investor.

Stafford

  • GCW Brittmoore LLC purchased a 15,000-square-foot, triple-net leased building at 13350 Pike Rd. in Stafford Business Park. Josh Lass-Sughrue, John Ferruzzo and Darren O'Conor of NAI Houston represented the seller, SBP-Development-I Ltd. Marc Drumwright of Southwest Realty Advisors represented the buyer.

  • Cadence McShane Construction Co. has been selected to provide construction services for the 82-unit, assisted living and memory care facility Legacy at Falcon Point. PinPoint Commercial LP and Thrive Senior Living LLC are the developers at the project on 1520 Katy Gap Rd. Three Square Design Group is the architect.

Austin

  • Waller, a law firm serving the healthcare industry, signed a lease for a 10,799-square-foot office on the 22nd floor of 100 Congress on the corner of Second Street and Congress Avenue. Will Douglas and Jerry Frey with CBRE represented Waller in the transaction. Troy Holme and Katie Ekstrom, also with CBRE, represented the landlord, New York-based Metropolitan Life Insurance Company.

Dallas

  • Arch Metals LLC leased 13,440 square feet of industrial space at 10990 Petal St. Joe Whitmer with Transwestern represented the landlord.

Farmers Branch

  • SCIenergy Inc. signed a 6,216-square-foot lease at 4100 Alpha. Todd Noonan and Tyler Maner with Stream Realty Partners provided tenant representation for SCIenergy, Inc. in the transaction, while Seth Thatcher with CASE Commercial Real Estate Partners represented landlord Daltex Centre LP.

Grapevine

  • MEDICAL/DENTAL OFFICE: Grapevine – New Lease / David L. Spivey, O.D., P.C. now occupying 1,379 sf at 1323 W. Northwest Highway in Grapevine. Russ Webb with Silver Oak Commercial Realty represented the Landlord; there were no other brokers involved in this deal.

Houston

  • Advanced Wheel Sales LLC leased a 39,338-square-foot space at 330 West 38th St. The landlord, Agellan, was represented by Jeremy Lumbreras and Matteson Hamilton of Stream Realty. Nick Peterson of NAI Houston represented the tenant.
  • Linn Thurber, LLP has expanded and renewed to 30,637 square feet of office space at 3555 Timmons Lane. CBRE's Steve Rocher, Kristen Rabel and Parker Duffie represented the landlord, Unilev Management, in the lease transaction. Candice Baggett of Calibre Group represented the tenant.

CBRE's Rabel and Duffie also represented landlord BMS Management Inc. in the following lease transactions at Millennium Tower, a 21-story, 369,262 Class A office building at 10375 Richmond Ave.:

  • Berkley Oil & Gas Specialty Services renewed and expanded to 16,098 square feet. Andy Iverson and Joshua Brown of Jackson Cooksey represented the tenant.
  • Redman Drilling expanded and renewed to 4,603 square feet. Randy Franka of Great Southwest Realty represented the tenant.

Irving

  • Gerdau Ameristeel US Inc. leased 11,685 square feet of class A office flex space in 114 Business Center, 6440 N. Belt Line Rd., from Summit Realty Ventures. Joe Santaularia and Brian Pafford with Bradford Commercial Real Estate Services represented the landlord. Conor McCarthy and Steve Holley Jr. of Jones Lang LaSalle represented the tenant.
  • Truzzie Howard Real Estate renewed a 1,410-square-foot lease at Plaza Tower 2121 W. Airport Fwy. Beaux Riley with SCM Real Estate Services represented the landlord in this transaction.

North Richland Hills

  • Mama's Pizza leased 3,530 square feet at Venue at Hometown, Boulevard 26. Landlord Realty Capital Management was represented in-house by Mark Boone. Paul Natwick with Quest Commercial Realty represented Mama's Pizza.

Richardson

  • Tommy Nelson and Tim Terrell of Stream Realty represented the landlord of Custer Court, 501 George Bush Turnpike, in the following leases:

Keller Williams expanded by 4,000 square feet in a direct deal.

Nielsen renewed a 7,000-square-foot lease. Nielsen was represented by Harlan Davis with CBRE.

  • Courtney Davis Bristow joins Cassin & Cassin LLP's Dallas office as a partner. Bristow will handle various aspects of commercial real estate law and finance.
