TUCSON, AZ-Investment Real Estate Associates (“IREA”), a national investment real estate advisory firm based in Los Angeles has sold the Triple-Net Investment Corporate Guaranteed, Children's Learning Adventure for $8,450,000.

This Children's Learning Adventure is located west of the northwest corner of Alvernon Way and Valencia Road in Tucson, just two miles southwest of the I-10 Freeway. The subject property is a 25,744 square foot single-tenant retail building with a approximately 30,890 square foot playground, on a large 3.78 acres of land. The brand new twenty (20) year triple-net (NNN) lease is backed by a corporate guarantee. The property is strategically located within a strong employment corridor. Children's Learning Adventure is a national, privately held infant, preschool & after school care provider of high quality education with expansive indoor and outdoor amenities. The lease contains two, five-year renewal options, attractive 10% increases every five years, and minimal landlord responsibilities.
