SADDLE BROOK, NJ-Talk about a long, productive relationship: River Drive Construction recently completed an interior office renovation at the Park 80 West Building in Saddle Brook that was the construction company's 36th project at the office park.

River Drive Construction, based in Elmwood Park, has worked with L&L Holding Co., the developer and owner of the complex, for about ten years, Joseph Langan tells GlobeSt.com. Langan is president of River Drive.

“Some of those offices at Park 80 we've fitted out several times over,” says his vice-president Jeff Infante. That is the case with the most recent project, conversion of a financial service company's existing, 10,500-square-foot space in Plaza Two at 250 Pehle Ave., which River Drive had already renovated in 2007.

In fact, River Drive did the original finish work on the entire Plaza Two building, says Infante.

This time the job involved renovating the open space into eight private offices. The tenant company had awarded employees their own offices for outstanding performance.

“Having worked with that company in the past, it has been especially rewarding to witness their growth,” said David Willis, the project manager for River Drive.

Langan says the complex situated at the intersection of I-80 and the Garden State Parkway is a trophy building that continuously attracts strong tenants, which is “great for them, and us.” During this past few years when the suburban office market has been sorely challenged, Park 80 had some vacancy issues.

Recently, there has been a discernible uptick in tenant activity, he says. L&L has just engaged River Drive to renovate the bathrooms on four floors of one building – and plans to renovate both building lobbies.

“These days, a lot of tenanats are trying to economize and accommodate as many people as they can per square foot,” which of course, means a higher parking ratio is required, says Langan. That is one of Park 80's strong suits, though: There are two large parking decks at Park 80, one in each building.

Some of River Drive's past work at the office park includes: interior fit-outs for CBRE, Edelman Financial Services, Catalina Marketing and NEC Financial Services.

In addition to corporate fit-outs and renovations, River Drive provides construction and consulting services - including general construction and ground-up projects - for developers, management companies, end users and major corporations.
