CARROLLTON, TX-Duro-Last Inc. of Michigan has signed a long-term lease to open shop at the 153,200-square-foot Frankford Distribution Center. The company, which is the world's largest manufacturer of prefabricated roofing systems, took down 89,430 square feet, effectively leasing up the entire distribution center.

According to a release issued by tenant rep company Bradford Commercial Real Estate Services, Duro-Last was very specific when it came to its industrial property, requiring a 56-foot column spacing requirement. Since fall 2012, the company had been searching, on its own, to find suitable space in Dallas-Fort Worth, Houston, Austin and parts of West Texas.

In fact, "Duro-Last had been focused on another property. After reaching an impasse in negotiations, Duro-Last asked us to find other properties that would meet their requirements," says Joe Santaularia, market director of Bradford Commercial Real Estate Services. Santaularia partnered with Bradford's senior vice president and managing partner Brock Wilson on behalf of the tenant. Duke Realty Corp., which owns the property at 2940 Eisenhower St., was represented in-house by Matt Hyman.

The Texas draw for Duro-Last was its stellar positioning in the supply and distribution chain for the Central US, Southwest and West. Furthermore, Frankford Distribution Center I had the precise column spacing and ample vacancy to meet Duro-Last's needs. The property is also positioned close to three freeways, providing key access to customers throughout the Central U.S. where this year's tornado season has been ravaging the countryside.

"They needed to be in immediately," Santaularia adds. "Duke is a flexible landlord that didn't over-negotiate and allowed them to get in as quickly as possible."
