IRVING, TX-The need to expand prompted Enterprise Holdings to take down 27,232 square feet of office space at Airport Corporate Center through a long-term lease. The new office facility will mean a relocation of 100 employees to a centralized spot, where they can work with the Enterprise Rent-a-Car, Alamo Rent-a-Car and National Car Rental companies that operate under the Enterprise Holdings umbrella.

Airport Corporate Center is at 4201 N. SH 161, very close to Dallas-Fort Worth International Airport. According to Cribb Altman, director in the Dallas office of Cushman & Wakefield of Texas Inc. who represented Enterprise Holdings, the airport proximity was a huge selling point for the tenant.

"Location was the main driver here," he tells GlobeSt.com. "It also has a good amount of surface parking and room for future expansion." The building's efficient layout was also appealing to the tenant, says Altman, who conducted negotiations with landlord Atlas CP LLC's representative Bob Buell, vice president of leasing with CarrAmerica Realty Corp.

Altman says Enterprise Holdings' search for new space began about a year ago, and the good news is that there was plenty of options in the submarket from which to choose. The tenant restricted its search predominately in and around Irving.

Airport Corporate Center, which was completed in 2008, was basically in shell condition another tenant, Gateway Mortgage Group, is in the building. Enterprise Holdings is building out its space and will move from its current location at 8200 John Carpenter Fwy. in Irving in fall 2013. "The goal was to be in between their existing facility and the airport," Altman comments.
