Zar Haro and Michael Moffitt, investment specialists in Marcus & Millichap Real Estate Investment Service's San Antonio and Austin offices, had the exclusive listing to market the property on behalf of the seller. The buyer was secured by Peter R. Flis, Zar Hro and Michael Moffitt, investment specialists in Marcus & Millichap's Sacramento, San Antonio and Austin offices.

Las Violetas' unit mix is comprised of one-bedroom/one-bath units and two-bedroom/two and one-half bath units for a total of 88,132 rentable square feet. The complex is situated on 7.2 acres at 2102 Elisa Lane.

Phoenix

  • Mentor Properties Inc. has purchased the Aztec Apartments, a 12-unit multifamily property located at 3611 North 5th Avenue in Phoenix, Arizona, for $660,000. The seller was Patrick and Rebecca Prendiville. Brian Smuckler and Jeff Seaman of CBRE's Multi-Housing Private Capital Group in Phoenix represented both the buyer and the seller in negotiating the transaction.

Tucson

  • Girl Scouts of Southern Arizona bought a freestanding building at 4330 E. Broadway Blvd. for its new regional headquarters. Paul Schloss and David Montijo of CBRE's Tucson office represented the buyer. The seller, Tucson Dynamo Restaurants Inc. of Scottsdale, AZ, was represented by Rick Borane and Terry Dalstrom of the Volk Co. in Tucson.

Coppell

  • Black Walnut Café purchased a 1.88-acre retail pad site in the Coppell Gateway development, at the northwest corner of SH 121 and Denton Tap Road. The site will be Black Walnut Café's first location in the Dallas area. Ken Reimer, Amy Pjetrovic-Hunnicutt and Katie Vance of Venture Commercial represented the seller, Legacy Capital Partners II Ltd.

Dallas

  • MainSale Homes Inc. acquired the 6,950-square-foot St. Francis Place office building at 3465 Highland Rd. in East Dallas. The building currently contains two office tenants who occupy approximately 50% of the building; MainSale plans to lease out the remaining vacant space of the building. The property had recently gone into foreclosure through the US Bank National Association; Tranzon Auction Co. represented the bank in the sale. Jim Turano with Henry S. Miller Brokerage represented the owner.

Mesquite

  • Chase Bank purchased a 35,154-square-foot pad site in the Driftwood Village Shopping Center at 3501 Gus Thomasson Rd. at North Town East Blvd. Easley Waggoner Jr. and Charlotte Cooper of Venture Commercial represented the landlord, Driftwood Village Partners LP Gordon Atkinson and Marc Marrocco of the Weitzman Group represented JPMorgan Chase Bank.

  • T. Baker Smith purchased a 7,050-square-foot office/warehouse at 12829 Trinity Dr. from McMillen Communications. Reed Vestal and Taylor Schmidt with Finial Group represented the seller in the direct deal.

  • Pet Club signed a 10-year lease to open in a former Ace Hardware store south of the southwest corner of Chandler Heights and Power Road. The 20,086 store will open in the fall of this year. The landlord, Ulrich Horst Hamfler of the 2002 Hamfler Family Trust was represented by Michael Clark, Nick Ault and John Jackson of Velocity Retail, and the tenant was represented by Greg Saltz of Phoenix Commercial Advisors.

Kingman

Houston

  • Liberty Lift Solutions, LLC leased 5,714 square feet at 1250 Woodbranch Park Dr. Griff Jaggard and Derek Beck of Moody Rambin represented the building owner PPBC #1 LP. Lucian Bukowski and Wyatt McCulloch with Jones Lang LaSalle represented the tenant in negotiations.
  • Shama Cycles renewed and expanded its 4,200 square-foot-lease for two years; LinCare Inc. signed a new three-year, 4,891-square-foot lease and Whitney Management inked a five-year, 3,824-square-foot lease at Memorial Post Oak, 1110 N. Post Oak Rd. Landlord Richland Cos. was represented in-house on all three transactions by Mickey Meyer-Sturgis. The tenants were self-represented.

  • CBRE has hired John Papini as a senior associate within the firm's office occupier team. Papini joins the firm from Sidley Austin, LLP and at Vinson and Elkins LLP, where he was an associate.
