JOHNSTOWN, PA-Colliers International and United Country Real Estate have been selected to market 100,000 square feet available at the Penn Traffic Building, the home base for state and federal offices.
Current tenants include the U. S. Federal District Court and U. S. Marshall's Office, the Internal Revenue Service and the State of Pennsylvania. Economic development incentives are available to attract new tenants, according to the brokers. William Aiello and George Lulos of Colliers and Tom Mullen of United Country are handling the listing.
The top three floors of the five-story office building offer state-of-the-art and fully redundant security, electric, mechanical and telecommunications features and high-tech space.
There is a 3,000-square-foot Special Compartmented Intelligence Facility, an executive office suite, kitchenette/break rooms on each floor, and a fitness facility with men's and women's lockers. Property managers are on-site.
An Amtrak train station, public transit, hotels, specialty retail and many historic landmarks surround the building at 319 Washington Street.
Johnstown is located in Cambria County, 70 miles east of Pittsburgh. The city has five national historic districts and numerous individual listings on the National Register of Historic Places. There are nature trails and cross-country skiing along the historic Allegheny Railroad.
The city's school district is nationally recognized as one of the Best Communities for Music Education. Johnstown is also distinguished as being the home of the world's steepest vehicular inclined plane; it links the downtown with the Westmont neighborhood, which is noted for having the longest continuous strand of American Elms in the country (195).
