LOS ANGELES-The first phase of transforming the former Linda Vista Community Hospital into low-income senior citizens housing has been completed.

The historic hospital, located in the Boyle Heights area and built in 1924, will now be known as the Linda Vista Senior Apartments. Phase 1 of the project offers 23 units for seniors with income at 50% of the Los Angeles median income. Phase II will bring another 97 apartment units online, available to seniors with household income at 30% to 60% of the L.A. area median income.

Since closing in 1991, the abandoned hospital has been a popular location for films, TV shows and music videos. It has appeared on “Buffy the Vampire Slayer,” the Travel Channel's “Ghost Adventures,” and for episodes of “Dexter,” “Charmed,” “True Blood” and “NCIS,” among many others. The hospital has also been the subject of several paranormal investigations.

Linda Vista Community Hospital is listed on the National Register of Historic Places and is a registered L.A. historic-cultural monument. The hospital was built for railroad employees and was one of four employee hospitals run by the railroad Santa Fe Employees Hospital Assn.

In its new incarnation, site amenities include a courtyard, community room, kitchenette and library.

Officials did not immediately return GlobeSt.com calls for comment, but a statement indicated $7.79 million of Neightborhood Stabilization Program II funds was used in the project. Financing for the multi-phased development will include NSP II funds from Restore Neighborhoods L.A., Affordable Housing Trust Funds from Los Angeles Housing Dept., tax exempt bonds issued by the city of Los Angeles, conventional mortgage financing, low-income housing tax credits and historic rehabilitation tax credits.

“There are so many parties involved in revitalizing and preserving this landmark property,” said a statement form AMCAL Multi-Housing CEO Percival Vaz. “Linda Vista will raise the bar for creating and maintaining a better quality of life for low-income seniors in this community because of the collaboration from the various local, city, state and federal entities involved.”

Phase I revitalization efforts were a collaboration between AMCAL and a number of city, state and federal entities, historic preservationists and a design team led by Killefer-Flammang Architects.

“The City of Los Angeles was awarded the highest competitive grant made to a municipality through the Neighborhood Stabilization Program II from the U.S. Dept. of Housing & Urban Development,” said a statement from Mercedes Marquez, Los Angeles Deputy Mayor for Housing and General Manager of the Los Angeles Housing Dept. “Through our partnership with AMCAL and East LA Community Corp., the rehabilitation of Linda Vista Community Hospital will produce much-needed affordable housing, stabilize the neighborhood, foster sustainability and energy efficiency in the Boyle Heights community, and create or retLos Angeles Housing Department. ain jobs, meeting the goals of the NSP program.”

East LA Community Corp. is the non-profit sponsor for the Linda Vista redevelopment, assisting in community outreach efforts, and working with AMCAL to ensure that Linda Vista has the greatest impact for future residents and the community.

As previously reported by GlobeSt.com, U.S. Bank is backing two senior citizens housing developments on currently vacant lands with over $55 million in funding.
