WAYNE, NJ-NAI James E. Hanson has completed sale of a 2.25-acre retail site on the Hamburg Turnpike for $1.1 million. The property includes a vacant 5,000-square-foot restaurant building and a single-family house.

The buyer has plans to redevelop the property, according to the realtors who represented the seller. The property had been owned by an out-of-state investor. NAI's Nicholas Herrick and John J. Schlip handled the sale.

The site has 500 feet of frontage and carries the addresses 2211, 2227, and 2203 Hamburg Turnpike. It is zoned for Special Business Districts allowing most office and retail uses. Non-retail uses could include banks, funeral homes, nursing homes, public utility buildings, hospitals, municipal buildings, nurseries and greenhouses and recreational functions.

“The prime Wayne location is a distinguishing factor that fueled this deal,” Schilp stated. “The numbers paint the picture detailing the tremendous potential for this property: Over 25,000 cars pass the site every day, and the average household income within three miles is $123,468.”
