HOUSTON-Moody Rambin has announced it will begin construction on the 10-story, 250,000-square-foot Town Centre I, a speculative office building on Houston's far west side. The developer will break ground on the office building in September, 2013, with completion scheduled for Q4 of 2014.
Located at Town & Country Boulevard at Queensbury Lane, Town Centre I will be part of the future Town Centre complex, which include two office buildings, a 1,390-car parking garage and a 22,000-square-foot, state-of-the-art community theater/auditorium. According to Moody Rambin's principal and managing director Dan Moody III, Town Centre's large parking garage will not only benefit Town Centre, but also Town & Country Village and CityCentre, located at 800 Town & Country Blvd. The property is located on 4.6 acres in the middle of the 2.2-million-square-foot Town & Country Village lifestyle center and CityCentre mixed use complex.
Then there is the need for the office space itself, which was the justification for Moody Rambin's speculative development. "West Houston, particularly the Town & Country submarket, is experiencing strong demand from the energy sector, financial services, and general office users," Moody tells GlobeSt.com. "Town Centre is in the heart of the market, surrounded by 800,000 square feet of shops, restaurants and hotels. The adjacent CityCentre development has reached a critical mass. Town Centre complements the retail and office amenities of CityCentre with Class A offices for expanding tenants and their suppliers."
Town Centre I will feature 26,657-square-foot floor plates, a two-level stone and wood lobby, energy-efficient construction and building systems, and all-weather access to the parking garage. The building is designed to be LEED Silver certified by the US Green Building Council. A second 100,000-square-foot, Class A office building, Town Centre II is planned for future development.
The new theater/auditorium will include a 220-seat auditorium/theater and a 75-seat black box theater. The theater will serve as the new home for a community theater group, formerly known as Country Playhouse, established in 1956. The auditorium and black box will be available for corporate events to Town Centre tenants.
Moody Rambin will lease and manage the property. Kirksey Architecture is the architect for Town Centre I and II. Frost Bank is providing construction financing.
