GARLAND, TX—With the signing of a long-term lease with Norandex Building Materials, Bradford Commercial Real Estate Services has brought the Gateway East Business Center to full occupancy. The Hudson, OH-based tenant took the last available space in the 416,000-square-foot class A industrial property and plans to move its regional distribution center there from inside the Dallas line.
Norandex took 25,921 square feet of the 112,000-sf Building 1 at 4002 Miller Rd. Building 2, with 304,000-square feet at 4009 Distribution Dr., has been fully leased since early 2012.
The owner, International Airport Centers, bought the property last year from Northwestern Mutual Life Insurance Co. Bradford developed Gateway East Business Center in 1998 on a 14.4-acre tract along Interstate 635.
“We're seeing improved demand in every submarket,” says Susan Singer, executive vice president of Dallas-based Bradford. Occupancies are going up; concessions are going down and the market has definitely turned in the favor of the landlord.”
Singer repped the landlord in the transaction, along with Michael T. Grant, senior vice president and managing partner in the Northwest Corridor. Matt Paul and Brian Sapp of Fischer & Co. in Dallas represented Norandex, which will relocate from 1321 Round Table Dr. in the coming weeks.
