HACKENSACK, NJ-Alfred Sanzari Enterprises has seen vacancy rates decline sharply over the last 12 months throughout its 538-unit Bergen County apartment portfolio.

“Our vacancy levels fell to about 1.1% in May, down from almost 8% just one year ago, and consistently have been under 2% over the last year,” said Victoria Tinen, residential property manager.

The growing number of college graduates who cannot come up with funds for a mortgage down payment, combined with an influx of corporate relocations from the Bergen County headquarters of Mercedes-Benz USA, IBM and A&P have fueled an increased demand for apartment living, said Tinen.

The Sanzari team strives to keep its properties competitive, she said. “With each new tenant we refresh every unit, and perform required repairs and upgrades. We also look for ways to enhance overall curb appeal,” said Tinen. “By providing well-maintained common areas, making aesthetic enhancements and delivering exceptional customer service, we have been successful in attracting renters and minimizing turnover.”

  • The Ivanhoe, Madison Arms, the Queen Anne apartments, Prospect/Passaic St. apartments, all in Hackensack
  • Willow Gardens in Teaneck
  • Riverside Terrace in Bogota.
