HOUSTON-Deep Down Inc., an oilfield services company supplier, has taken space at the 872-acre Utility Service Eco Park for a new base of operations. Deep Down has leased 215,000 square feet of warehouse and manufacturing space through a long-term agreement with landlord and USEP developer W&P Development Corp. Inc. Deep Down is planning to relocate its primary manufacturing operations from its current facility on East Freeway, along with its engineering and service organizations, to the new location.
Clay Pritchett and John Ferruzzo of NAI Houston represented W&P Development in the Deep Down transaction.
USEP is located at 18511 Beaumont Hwy. in Houston's northeast industrial submarket and is the site of the former Champion Paper Pulp and Paper Mill. Bordered by the San Jacinto River on the east, Sheldon Road to the west, Beaumont Highway on the south, USEP is major rail-served industrial campus seeking LEED certification by the United States Green Building Council. W&P Development acquired the property in 2012 and proposed the eco-park setting through planned partnerships.
“We are working together with triple A companies that will enabled us to provide energy saving solutions for our tenants while achieving green-building status,” says Juan Luis Perez Soberon on behalf of W&P Development. “The ability to execute an eco-type industrial park from an existing facility of this magnitude is rare and we're glad that the group of professionals involved in the project has teamed with us in building this unique development.”
