AUSTIN-CBRE has been selected by Cypress Real Estate Advisors as the exclusive leasing agent for 201 Colorado St., which currently houses the Austin Children's Museum. The iconic green building will be vacant by the early part of 2014, when the nonprofit moves into a new building in the Mueller development.

The freestanding building in the prime 2nd Street District in downtown Austin has pproximately 14,500 square feet on the ground floor and 7,500 square feet of mezzanine area. It is the largest retail space available on Second Street.

“201 Colorado represents a very unique opportunity to locate in the heart of downtown Austin and the 2nd Street District,” says Eric DeJernett, a senior vice president with CBRE Austin, who is marketing the property. “We are seeing more and more demand from high quality retail users to enter the downtown market, but have very few spaces to offer—especially spaces that provide this level of character and brand identity.”

The space will be available for lease beginning Jan. 1, 2014.

Phoenix

  • A developer sold a Chick-fil-A Ground Lease, a 4,384-square foot net-leased property at 4105 North 44th St. for $3.1 million. Jamie Medress and Mark Ruble with Marcus & Millichap Real Estate Investment Services negotiated the transaction on behalf of the buyer and seller. Chick-fil-A plans to start construction in July or August 2013. This is a brand new 15-year, absolute triple-net ground lease with Chick-fil-A. Also included is an existing 20-year lease with CBS Outdoor, Inc. for the billboard.

  • Halle Joy leased 6,750 square feet of industrial space at 2413 Gravel. Amy Baker and Jeff Givens with Transwestern represented the landlord.

Grand Prairie

  • Accel Expeditors Inc. leased 8,797 square feet of industrial space at 827 S. Great Southwest Pkwy. from First Industrial Texas LP. Will Dillard with Bradford Commercial Real Estate Services represented the tenant. David Dunn of Dunn Commercial/Sperry Van Ness represented the landlord.
  • Rochester Midland Corp. leased 12,194 square feet of industrial space at 1330 Post & Paddock Rd. from Columbia Texas PP Industrial LP. Will Dillard with Bradford Commercial Real Estate Services represented the tenant. Peter Yates and Gil Stroube of Lincoln Property Co. represented the landlord.

Haltom City

  • Miguraland Express leased 11,800 square feet of industrial space at 1651 Hickory. Amy Baker and Jeff Givens with Transwestern represented the landlord.

Houston

  • Sojitz Corporation of America leased 7,689 square feet at 2000 West Loop South. Robert O. Cromwell, II and Kevin Nolan of Moody Rambin represented the building owner owner SRI Nine 2000 WL LP. Dan F. Boyles and Josh Cheatham of NAI Houston represented the tenant in negotiations.

Irving

  • Matrix Telecom Inc. leased 18,508 SF of office space at 433 E. Las Colinas Blvd. JJ Williams with Transwestern represented the tenant.

San Antonio

  • AOT Public Safety Corp. leased 970 square feet at 45 NE Loop 410. Carolyn Shaw and Seth Prescott of Stream Realty Partners represented the landlord.
  • First Shred leased 6,000 square feet at 12700 O'Connor Rd. Dane Thomson of Search Commercial represented First Shred. Jason Schnittger of Stream Realty Partners represented the landlord.

Dallas

  • Eric Bunner has been promoted from project executive to vice president of operations in Skanska USA's Dallas office. In his new role, Bunner will serve as the top operations executive for the Dallas office managing local operations, developing new business opportunities and overseeing active projects in the area. Bunner joined Skanska in 2004 and has been working in Texas since 2005. Bunner graduated from the University of Wisconsin-Platteville with a Bachelor of Science in industrial technology management.
  • Christy Means has been hired as managing director of property management for Stream Realty Partners. In this role, Means will provide direct oversight of the office and industrial Dallas-Fort Worth property management division. Means has more than 17 years of property management experience ranging from direct or regional oversight of outlet and big-box retail properties, office and industrial real estate. Prior to joining Stream Realty, Means was a senior associate of property management for Cobalt Capital Partners for more than two years. Preceding her tenure with Cobalt, Means was the senior vice president of industrial management services for Transwestern. Means attended Baylor University where she graduated with a B.B.A. in marketing.
  • Henry S. Miller IV has been promoted to senior vice president of Henry S. Miller Brokerage Retail Division. Miller joined the company in 1996 and specializes in the leasing, sales and development of commercial retail real estate. He was also a key player on the Henry S. Miller Interests Inc development team, in which he assisted in the development of Dallas' West Village.
  • Jay Wagley and Mike Bryant have been promoted to vice chairman at CBRE. Both oversee debt and equity production in the central US for CBRE Capital Markets.

Wagley has been with CBRE for 21 years. Prior to joining CBRE, he was a commercial lending officer in the World Banking Group of Chemical Bank and a senior consultant for Kenneth Leventhal & Co. He is a graduate of the University of Virginia and MIT.

Bryant has been with CBRE for more than two years. Prior to joining CBRE, Mike was co-manager of the Texas production team at Berkadia Commercial Mortgage, successor to Capmark Finance, GMAC Commercial Mortgage and Keystone Mortgage Partners. His experience spans more than thirty years. He is a graduate of Southern Methodist University.
