GRAPEVINE, TX-Two signed, long-term leases have brought the 1.3-million-square-foot Heritage Business Park to 100% occupancy. The new tenants are North Texas Supplies and SCG Mechanical LP, which took a combined space of close to 30,000 square feet.
The seven-building industrial property is at 720 Industrial Blvd. in the Dallas/Fort Worth Airport submarket. One suite was vacant for 30 days before a new tenant signed on. The other suite became available, as potential tenants surfaced, through a lease termination of economically occupied space.
"I've had multiple phone calls weekly about that space. We had a choice of tenants, which is nice," says Michael W. Spain, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services, who represented Heritage Business Park's owner, Honolulu-based A&B Properties Inc.
The property's location near the airport has ensured it several aviation industry tenants. "It's one of the few true industrial projects in that section. It's class A space," Spain says, "and centrally located to the rest of the metroplex."
SCG Mechanical will move in Aug. 1, relocating from 8700 Royal Lane in Irving, TX. The tenant was represented by Joe Santaularia, Bradford's market director.
North Texas Supplies has just finished its move in to the space. Tyson Erwin of NAI Robert Lynn represented the tenant.
