BRYAN, TX-SenQuest, the senior housing division of Titan Real Estate Investment Group Inc., continues pushing forward with its $100 million investment goal. Recently, the Southern California investor bought the 180-unit Waldenbrooke Estates from partners Walton Street Capital and Senior Lifestyle Corp.

Waldenbrooke Estates is situated on 5.4 acres at 2410 Memorial Dr. and offers one- and two-bedroom units. The property was built in 1985, and underwent close to $260,000 in capital improvements between 2011 and 2013.

“Waldenbrooke Estates is typical of the high-quality senior living communities that we are focused on acquiring,” says Doug Allen, a Titan partner and head of acquisitions for SenQuest. “Seniors will represent a quarter of the U.S. population in the next ten years, and reach 71 million by 2030. We plan to be ready to meet their housing needs at every level of independent senior living and care.”

Waldenbrooke Estates was part of a nine-property portfolio in Texas and Florida that the Walton Street Capital/Senior Lifestyle partners bought in 2007 from Wellstone Retirement Communities. Waldenbrooke Estates' sales price was not disclosed; the Brazos County Appraisal District assesses it at $7.3 million.
