HOUSTON-Banking on the continued growth of the far west Houston submarket known as the Energy Corridor, Trammell Crow Residential is developing the 354-unit Alexan Enclave. The project, situated on 6.25 acres, is scheduled for a spring, 2014 opening.
Alexan Enclave is at 13411 Briar Forest Dr., just west of Eldridge Parkway. The multifamily property will offer one- and two-bedroom units ranging in size from 651 square feet to 1,552 square feet. Amenities will include a fitness center, clubhouse and two swimming pools. The pet-friendly development will also offer a fenced dog park and dog-wash station.
According to a Q2 2013 CBRE MarketView multifamily report, the Katy/Far West Houston submarket has approximately 15,690 units, with occupancy at 90.6%. At this time, a little more than 1,000 units are under construction, with only 422 delivered. Approximately 2,585 units are proposed for construction.
Other TCR multifamily developments under construction around the region include Allusion West University, The Muse, Alexan Creekside and Alexan Heights.
"We are excited to be growing the Alexan brand in Houston with upscale properties that provide a high level of fit and finish, preferred amenities and great access to work and leisure offerings," says Scot Davis, senior managing director for TCR's Gulf Coast Division. "It's an outstanding lifestyle for people who put a priority on location, quality and convenience and are not currently in the home buying market."
