NEW YORK CITY-SRS Real Estate Partners has arranged the sale of a retail condominium at the base of 300 E. 23rd St., the Tempo Residential Tower at the southeast corner of Second Avenue. The property was sold to an affiliate of the Feil Organization for $16.1 million. The seller was undisclosed.

The condominium is a two level, 11,145-square-foot space occupied on a long-term lease by Duane Reade which is wholly owned by Walgreen Co.

Patrick Smith, EVP and principal, along with Corey Zolcinski, VP, from SRS' New York office represented ownership in both the sale of the retail condominium and the lease of the premises to Duane Reade. SRS declined to comment.

No further information was available at press time.
