GRAND PRAIRIE, TX-PGT Holdings has leased – and ramped up operations in – close to half of a 129,400-square-foot warehouse. Specifically, the dog food and pet treat distributor is operating out of 54,125 square feet of space in the Great Southwest Industrial District, marking its only distribution center in the US.
"The company needed to find a central location in the U.S. so it picked Dallas/Fort Worth," says Joe Santaularia, market director for Dallas-based Bradford Commercial Real Estate Services in discussing the space at 907 Avenue R. Business growth prompted the Philadelphia-headquartered company to reach out to Santaularia and Brian Pafford, Bradford's senior vice president and managing partner, to find suitable warehouse space, any place in Dallas/Fort Worth, that met its requirements – 100% air conditioned, good labor pool and available for immediate occupancy.
"This was really a fast-moving deal. We searched all over the metroplex," Santaularia says. "It was between this building and one other one. The ability to move in quickly was important." Ultimately, PGT Holdings struck a long-term agreement with the property's owner, DFW I Investors LLC. The 35-year-old warehouse is close to SH 360, the George Bush Toll Road and Interstate 30. Canon Shoults of Holt Lunsford Commercial represented landlord in the transaction.
