LINDEN, NJ-A retail/industrial facility at 1771 W. Edgar Rd. here was recently acquired by Wine Zone, a wine retailer, for $2.8 million.

Also, a retail space in Woodbridge that houses Family Dollar and Mosaic Spa found a new owner, who paid $2.9 million.

Bussel Realty Corp. brokered the Linden sale to Wine Zone. Herb Zimmerman and James Hodgkins represented the buyer and seller in the transaction. John Burke of Coastal Commercial Group and BRC's business development director provided the financing.

The 43,726-square-foot property on two acres is situated in a well-trafficked corridor and the business plans to expand there. The building has 13,000 square feet of retail frontage and 31,000 square feet of warehouse space. The warehouse has 20-foot ceilings, sprinklers and abundant parking.

The building, a former furniture warehouse and showroom, is visible from Route 1.

Marcus & Millichap arranged the sale of the 13,082-square-foot retail space at 1392 St. Georges Ave., in the Avenel section of Woodbridge.

Michael Lombardi had the exclusive listing to market the property on behalf of the seller, a developer. Lombardi also represented the buyer, a private investor.
