HOUSTON-Moody Rambin is preparing to launch construction on Town Centre I, a 10-story, class A, 250,000-square-foot office building. A groundbreaking ceremony will take place Thursday, Sept. 19, with construction anticipated for completion during Q4 2014.

Town Centre I will be on 4.6 acres at Town & Country Boulevard at Queensbury Lane. The project is the cornerstone of the future 350,000-square-foot Town Centre complex, which will feature two office buildings, a 1,390-car parking garage and a new, 22,000-square-foot theater space for Country Playhouse, which has been operating at the site since 1981. The theater company will have its own groundbreaking ceremony, following that of Town Centre I.

Town Centre I will feature 26,657-square-foot floor plates, a two-level stone and wood lobby, energy-efficient construction and building systems, and all-weather access to the parking garage. The building is designed to be LEED Silver certified by the US Green Building Council. The new theater/auditorium will include 220-seat and 75-seat theater facilities. The theater will serve as the new home for the community theater group, established in 1956. The theater facilities will also be available to Town Centre tenants for corporate events.

Moody Rambin will lease and manage the property. Kirksey Architecture is the architect for Town Centre I and II. Frost Bank is providing construction financing.
