LOS ANGELES-Restaurant Bottega Louie has signed a 15-year lease with the Swig Co. for a second location on Downtown Los Angeles Restaurant Row. The nearly 20,000-square-foot space, located at 617 W. 7th St. in the former Union Oil building, is part of a brand expansion and will house the company headquarters.
“[This lease] illustrates Bottega Louie's commitment to the future of the brand in downtown L.A. and to other future locations,” says Colliers International VP Adam Tischer. Tischer represented Bottega Louie in the transaction while John Zanetos, Mark O'Brien and Christopher Penrose Jr. of CBRE represented the Swig Co.
The space will serve multifunctional purpose for Bottega Louie, who will build training facilities, a design studio and test kitchens. The restaurant will also add a state-of-the-art pastry kitchen and a chocolate confectionary kitchen. The 12-story building originally built in 1928 has a vintage character and unique architectural design that proved to be ideal for the creative office qualities Bottega Louie sought for its headquarters.
“This transaction validates the appetite for office tenants that desire a creative environment in an architecturally significant building, as well as successful growth of Restaurant Row,” says Zanetos. “Bottega Louie's growth exemplifies Downtown's ability to attract and create talented brands and organizations.”
Bottega Louie's choice to open a second location and company headquarters downtown is further evidence of the booming growth in the downtown market. Last week, GlobeSt.com reported the former Megatoys warehouses are being converted into a two-building apartment complex in the arts district downtown to accommodate the increasing tenants migrating to the market. Likewise, CBRE recently moved its global headquarters downtown to take advantage of the wealth of creative office opportunities available.
