SAN ANTONIO—Developer, general contractor and property manager NRP Group has is working on substantial upgrades to the University of Texas at San Antonio. The firm is investing more than $33 million in a 15-acre off-campus student housing compound at UTSA and Utex Boulevards, less than a quarter of a mile from the main campus. The development should be ready for students to move in August 2014.

Dubbed LUXX, the community has a sleek, modern design and offers 694 beds in a mix of one- two- and four-bedrooms among 220 units.

It also features high-end amenities including a nearly 3,000-square-foot Vegas-style pool with outdoor cabanas, a social lounge with an outdoor kitchen, barbeques and fireplaces, swim-up bar with submerged seating, multiple large, flat-screen TVs, a wet deck with contemporary lounge furniture, lush landscaping and a secluded hot tub.

Residents can also take advantage of a Disc Golf course and a regulation-size Goaltimate course, a half-field disc game similar to Ultimate Frisbee. The community also has a sand volleyball court, a park and recreation area featuring a performance stage, a movie screen and outdoor gaming areas for bocce ball, washers and corn hole. It's also close to the Leon Creek Greenway, which has 15 miles of paved, multi-use trails in addition to natural surface trails and park connections.

“We're taking student living to a level that has never been seen before in San Antonio,” says Dan Markson, NRP Group's senior vice president of development. “We have conducted extensive market research among students at UTSA and around the nation, and we are bringing to life a community that will exceed the distinct needs and desires of today's college student. LUXX has something for everyone, whether a student is an outdoor enthusiast, a creative spirit, an athlete, a social butterfly or a serious scholar you name it.”

In addition to the features above, LUXX will offer student residents tanning rooms; a state-of-the-art fitness center with flex studio space for spin, yoga and Fitness On Demand video workouts; 24/7 access to the cyber lounge featuring a mix of PC and Mac workstations and printers; a café and lounge; arcade game station; indoor and outdoor study nooks and a conference room with multimedia presentation capabilities.

Each student will have his or her own bedroom and private bathroom. Every unit also comes with a patio or balcony, modern furniture, full size washer and dryer and a 50-inch flat screen television. Asset Campus Housing will handle the leasing and on-site property management.
