EDISON, NJ-Bussel Realty Corp. has secured a new 80,000-square-foot home for Home City Inc. at the Heller Industrial Park here.

The company, a distributor of Egyptian linens, signed a long-term lease at 180 Mill Road. Home City will relocate from Linden. BRC's Jordan Metz handled the transaction.

"My client, in the high-end linens distribution business, needed a facility to accommodate and consolidate its continued growth,” said Metz. He said the new facility has high ceilings and will maximize cubic storage capacity over the long term.

“In this competitive market for quality space, we are delighted that the transaction was able to come to fruition,” said Metz. “Because the market has gotten so hot, if you're a tenant in the market, and you have the opportunity to lease or purchase quality industrial space, move on it or someone else will."

Heller Park offers 8.7 million square feet of industrial space, but is nearing full occupancy, Metz noted. Heller is situated next to Raritan Center, a 13 million-square-foot industrial park, which is also virtually full.

“While this might be a relatively small sample of the industrial market, it is indicative that the pendulum has clearly swung in key markets, with demand far outweighing supply for quality industrial product," said Metz.

David Blitt and Robert Sager of BRC worked with Metz on the deal. Heller Industrial was represented in-house.

The Home City facility has 32-foot ceilings, 10 loading docks, trailer parking, and ESFR sprinklers.

Metz represented Home City six years ago after a marketing campaign to attract Brooklyn-based companies to move to New Jersey. Since then, Home City had expanded from 20,000 square feet to 40,000 square feet in the Garden State.
